Mecklenburg County sits on some of the most characteristic clay in the Southeast. Heavy red Cecil clay runs under most of the county, Iredell soils that swell when wet turn up in pockets, and there’s even an official soil series named Mecklenburg. The Catawba River forms the county’s western edge at Mountain Island Lake and Lake Wylie, and creeks like Little Sugar, Briar, McAlpine, Reedy and Long Creek wind through the middle of the city. In practice, that means slope, runoff and stream buffers show up on more Charlotte lots than most owners expect, and they shape how we clear and grade every job.
Our trips into Charlotte start on US-74: out of Wingate, through Monroe, Indian Trail and Matthews, and onto Independence Boulevard. From there, I-485 wraps the whole city. That puts University City off I-85, Ballantyne along NC-51, Steele Creek near I-77, and the Wilkinson Boulevard corridor toward the airport all within easy reach of a track loader on a trailer. We work east Charlotte neighborhoods off Albemarle Road and Rocky River Road just as readily as SouthPark off Providence Road.
The jobs Charlotte calls for split between the edges and the center. Out toward the Catawba, the River District has turned what was long the city’s largest undeveloped tract into active construction, and wooded lots across Steele Creek and the Mallard Creek area keep coming up for new builds. Closer in, older homes in Plaza Midwood, NoDa and Dilworth are giving way to new construction. That means demolition, regrading and fresh house pads on tight lots, where a compact track loader fits and a full-size dozer doesn’t.
Charlotte has more rules on dirt than most Carolina cities, and knowing them keeps a job moving. The City requires a grading and erosion-control permit once a project disturbs an acre or more. The Unified Development Ordinance, in effect since June 2023, sets tree-preservation rules for development, and removing a qualifying heritage tree outside a development project needs its own permit from the City’s Urban Forestry team. Along creeks, S.W.I.M. stream buffers keep the stream-side zone off-limits to clearing. For demolition, Mecklenburg County Air Quality needs its notice and asbestos inspection report 10 working days before work starts.
