Signs Your Site Needs Professional Prep

Skipping or rushing site prep doesn’t save money. It moves the cost to cracked slabs, wet crawlspaces, and driveways that settle. These are the usual signs you need it done right:

  • Your lot is cleared, but it’s uneven, sloped, or full of stump holes and ruts.
  • Water stands on the lot for days after a storm.
  • Your builder needs a level pad at a set elevation before footings can be dug.
  • You’re adding a shop, garage, barn, or slab and the ground isn’t flat.
  • The lot sits on soft fill or old farm ground and you don’t know what’s underneath.
  • Your concrete crew is scheduled and needs a graded subgrade ready to form.

What Site Preparation Actually Involves

Site preparation is the earthwork between clearing a property and starting construction. It runs in a set order, and each step depends on the one before it. If any trees, stumps, or brush remain, they come out first, along with their roots. Next, the topsoil is stripped and stockpiled, because organic soil compresses over time and can’t support a structure, but it’s worth saving for the final yard. The site is then cut and filled to the grades on your plan, using a compact track loader with a grading bucket and an excavator for heavier cuts. Fill goes in thin lifts, each one compacted before the next, so the ground doesn’t settle later. Drainage is shaped as the grading goes, so water moves away from the building area instead of pooling against it. Finally, silt fence and other erosion measures go in where needed. What you’re left with is firm, graded ground at the right elevation, ready for footings, forms, or a building pad.

Our Site Preparation Process

  1. Step 1: Walk the Site and Review Your Plans

    Luis walks the property with you and reviews your site plan, plot plan, or builder’s grading requirements. He looks at slope, existing drainage, soil conditions, and access for equipment and fill trucks. You get a written estimate that lists clearing, grading, fill, and drainage work separately, so you can see where the money goes.

  2. Step 2: Locates, Permits, and Erosion Control

    We request an NC 811 locate at least three working days before digging so buried utilities are marked. If the project disturbs more than an acre, an approved erosion and sedimentation control plan is required before work starts, and we’ll flag that early. Silt fence goes up before the soil is opened.

  3. Step 3: Clear, Strip, and Cut to Grade

    Remaining vegetation and roots come out, topsoil is stripped and stockpiled, and high spots are cut down to grade. Removing organic material now is what keeps a slab from settling later.

  4. Step 4: Fill, Compact, and Shape Drainage

    Low areas are filled in thin, compacted lifts. Drainage swales and slopes are shaped so stormwater moves away from the building area. If your builder or engineer specifies a compaction standard or testing, we build to it.

  5. Step 5: Final Grade and Walkthrough

    We fine-grade the building area, check elevations against the plan, and walk the site with you. If your project needs a house pad or driveway preparation, ETG can roll straight into it, so there’s no gap between contractors.

Site Preparation Across Charlotte and Union County
